Hello, we’re Joe and Kimberley, the custodians of Prospect House Farm
We are proud to call this place home. The farm has existed for centuries and, for the time it is in our hands, we want to live well here and leave it better than we found it. There is plenty of history here. But this chapter is ours.
The Place
Prospect House Farm sits in the small hamlet of Suffield, between open countryside and the North Yorkshire coast. We are part of the North York Moors National Park, with Scarborough and Whitby just a short drive away.
The farmhouse was built in 1817 and the surrounding buildings are listed. The views stretch across towards Scarborough Castle and the headland, with wide skies and sea air shaping life here.
The farm is first and foremost a working dairy and equestrian enterprise. Cattle graze the fields, horses move through the yard, and wildlife shares the landscape with us. It is a place shaped by weather, seasons and steady routines. Long before we arrived, it was a place of work and shelter. We are simply the next in its story.
Our Journey
Buying Prospect House Farm was a dream come true, and it still is.
There is always work to be done. We keep grafting to build something meaningful, somewhere people genuinely want to return to. With backgrounds in construction, engineering and business, we are restoring the farm slowly and properly. One day this will be the only thing we do. For now, we spin many plates and make it work.
Life Here
When we do get time to ourselves, it is usually outdoors. Horse riding, walking, photography, working around the yard. And if the wind is up on the coast, I head for the sea with a kite and board. The elements have a way of keeping you humble.
People often arrive tired. Something shifts when they get here. Phones get put down. Conversations last longer. The pace softens.
You do not realise how fast you have been moving until you slow down here.
What We Have Built
Alongside the working farm, the holiday side has grown steadily over the last four years. It began as a simple five pitch campsite, the kind I remember camping on with my dad. Since then we have improved what is here carefully, adding our glamping cabins and continuing the restoration of the buildings and surrounding land.
We are proud members of The Greener Camping Club, reflecting our commitment to protecting the land we look after.
The Art of Being Lazy
Prospect House Farm is not just a business.
It has a heartbeat. A pace of its own. You cannot rush it. The farm teaches you to slow down and savour what is in front of you.
We call it The Art of Being Lazy.
What’s Next
We are proud of how far we have come, and sometimes very tired, but we’re just getting started.
